G.W and his Hubzu story

I was never a big fan of Hubzu until recently one of my clients closed a deal with them fairly straight forward. I want to share with you a story from one of my client, G.W and how he was able to add another great deal into his rental portfolio.

If you never heard of Hubzu before, it is simply an Ebay of investment property where you can actually buy investment house online, sight unseen (If you want to). Just like any other deals, we ran into a couple of hurdles but at the end, we were able to execute the deal at the closing table. It was a quite interesting deal, so I want to share it with you.  Continue reading “G.W and his Hubzu story”

RE Agent – Please find a way to get out of Real Estate

Well, I probably lost half of my reader here because of my bold title. But if you think that I am joking, I am not.

My heart is broken when I see a real estate agent in their retirement age trying to put together a contract to pay the bill by the end of the month instead of enjoying the best period lifetime has to offer. Continue reading “RE Agent – Please find a way to get out of Real Estate”

Why 401k may not be the best choice when it comes to retirement

401k, as we know is the majority retirement plan for most working Americans. The ideology of working hard, pay off your car, your house, and put away your money into 401k has been the American Dream of many generations.

However, with interest rate at rock bottom, a hoaxed stock market, rising unemployment, 1% GDP Growth, and increasing social benefit contribution. The dream is being crushed for many Americans. Is there another alternative? Continue reading “Why 401k may not be the best choice when it comes to retirement”

How to buy house with no money?

Today I will host a book study regarding this topic. This is the book that we will study together. As you see, One of the big advantages of real estate is leverage. Investing in real estate involve money but it doesn’t have to be all coming from your pocket. By master leverage, you will excel faster to your goal and at the same time, create prosperity for your family and the people around you.

Given today low-interest rate. one should take the lifetime opportunity borrow as much as they can to invest for example

I will brainstorm and lay out a few method of no and low money down. I will come back and fill in the detail as time permit:

FHA:  Government assistance program 3% down

USSA 0% down: If you served in the military, you are qualified. you deserve it so go get it. just don’t abuse it

SETH: new stuff just came out of the city. a bit scary if you don’t know what you are doing but hey, give it a try, worst case, you walk away from the house with no financial obligation

Heloc: Stand for home equity line of credit. last time I heard in Texas it is 2% promo rate. go get it guy and gal

HEL: similar to HELOC. Just be careful – Have discipline and don’t spend it on toy

Unsecured loan/credit line: bank and credit union started to offer it again. It’s …free or minimal fee

0% APR credit card: Basically 15 months interest-free. If u have good credit. your whole down payment could be on one card. the keep rotating the card. watch out for the balance transfer fee. usually 3% or 5%

Cash-out refinance: If you have cash, buy something at the right price. rehab it right and refinance to take out all your money. Its BRRR..

Hard money: Short-term Money lending base on hard asset. high fee and high-interest rate. but totally worth to do if u plan ahead for a permanent refinance

Seller finance: seller carries the note

Private lender: your family, and friend, or your neighbor Bob next door is looking for a better place to park their cash for more than what the bank is paying. Just Ask

Equity partner: If your family and friends are willing to share the risk, they can participate in the investment as well. 50% of a deal is better than 100% of no deal.

401k or IRA: move the money to a Self-directed retirement account and get some education on this topic. People keep millions of $$ in their retirement account earning nothing. You can help them

Lease Option – Master Lease option: advance strategy often uses by experienced investor

Well. that’s plenty to start already. And if you don’t like any of the above, getting a side hustle, or 2nd job or getting a promotion at your current job to have more income is not a bad deal at all. Just remember – your bottom line cash flow has to be positive. Over leverage is one of the easiest way to ruin your investment career.

The choice is ultimately up to you and your investment philosophy.

Happy investing!

The Economy and Politic inside of you

Watching the presidential debate, I can not help but write this article to express a point that lot of people might have missed:

As the country is approaching the presidential debate. Our attention has been shifted to the country matters such as the Country Economy, Cyber Security, Commercial Trade and Deal, Racism, etc. While all of these are absolutely  great, i want to point out a couple of things about…YOU! I can teach American capitalism using a jar of marble

As a kid most of us know the game of marble. The name of the game is to collect as many marble as you possibly could.

What do you do when you don’t have any marble? You have to find one 1st. You could either dig up around your yard to find one. Or if you are lucky ask your mom and dad and they will provide you some marble.

Simple, Boring but Sexy

I just shared this success story bellow on Bigger Pocket. If you haven’t done so. I suggested you doing so. this is the great place for new folks to get started in real estate. I have no affiliated with Bigger Pockets but through them, i was able to met wonderful people who now became friends and co-leagues. I want to give back to the community by sharing my success stories and motivated new landlords. Bellow is the post:

Hi Everyone,

I just want to share another simple, boring, but sexy deal to motivate new landlords and to show them that real estate investing does not have to be complicated. with commitment, persistent and the willingness to put in the work. Anybody can do this.

This is a turned key house ready to move in that i bought 3 years ago for 87k at 20% down. i made No immediate repair and move in immediately. PITI is around 650 a month. 3 years later, i moved out and was able to rent it out for only 3 days on market at the market rent of $1300 a month.

The point of the story is if you can, and especially when you starting up – buy your personal resident with an investor mindset. This is kinda hard but I done it, other people done it (house hacking). Even on the new house that I current live in right now. i still have to make sure that in the event that i have to rent it out, the market will still be more than enough to cover the PITI. This will add a plus to your mobility factor and the ability to snatch up good deal.

To sweeten up the deal. I was able to rent out my room on Airbnb and generate decent cash flow to help with the bill. On top of this, Remember to set up a HELOC on your house before you move out. This allow you to access the equity of the house without selling it.

An investor once told me that fix up your rental as if you don’t mind moving in. Screen your tenant super hard but then treat them with respect and dignity. You will have long-term tenant and they will stay with you long term. I’ve been following his advice all the way until now

Happy investing

Share your knowledge, share your success

Yesterday I had an opportunity to share one of the book that i love: The Secrets of the Millionaire Mind . For the past few years, I thought i am the only weirdo that read this kind of book and do this awkward declaration every morning and night. But yesterday proved that i was wrong. I have a very good crowd that really get what i am trying to communicate. And the best thing ever, we did affirmation together. For me that is uber powerful.

Getting wealthy  no longer a myth. It is becoming real.

Below are the 3 points that i love the most from the book:

  • The rich choose both happy and wealthy. the poor and the middle class was sold the idea that “I rather be happy than wealthy” and pick either or. Remember the rich choose both while everybody else choose one and not the other. No body forced you to pick one. u can pick BOTH!
  • Financial Blue print. It doesn’t matter how much money u make. if your blue print is set to “poor” mode. you will never be rich. One example is lottery winner. they will eventually came back to where they started simply because they don’t have the right blue print. Change your blue print, change your life\
  • Affirmation: I know it’s not cool and probably the people in the house will be like “WTF” when you are yelling out your affirmation in the bathroom every morning. but hey, look at Novak, look at all the rich and successful people in the world. What are they doing every morning? If they do affirmation. may be you should too. Remember your subconscious mind is 10 times more power than your conscious mind and you have to learn how to direct it. Affirmation is one effective way of doing it

Be good, be great, be extraordinary and live the life that you are capable of living..
